COVID-19 PUBLIC HEALTH AND SAFETY

ROPI follows all Department of Health (DOH) and Department of Labor (DOLE) protocols required to minimize the transmission of COVID-19. Our people use PPEs, disinfect our hands and workstations, and practice social distancing. For our mutual protection, we ask guests at the office and at sites to disinfect or wash their hands, to wear face masks, to practice social distancing, and to comply with mandatory temperature checks.

In addition, all our guests will be required to submit a health declaration form for contact tracing.

Safety and health requirements are subject to change based on Department of Health, IATF, and/or local government unit directives.

We ask for your cooperation and understanding during this difficult time.

Our office is open to guests Monday to Saturday from 8 am – 5 pm. Due to COVID-19, we have put work-from-home schedules in place for some of our personnel. We do not require, but we recommend, calling ahead and making appointments.

In compliance with public health and safety measures, we require our guests to wear face masks, to complete a health declaration form, and to comply with mandatory temperature checks.

ROPI limits the number of persons in the office and office lobby, but we will try to ensure your comfort during your wait.

Yes, we are able to schedule site visits for potential buyers and their brokers during any period except for ECQ or MECQ. We support our brokers and potential buyers with private vehicle schedules every Saturday from 10 am to 2 pm. We are looking into the possibility of increasing private vehicle support as Covid-19 restrictions ease.

For public health and safety, we request advance notice of visits and compliance with all COVID-19 protocols.  Please be assured that we clean and disinfect after every visit.

Yes, we have virtual tours available on the website, and virtual consultations with sales team members are available. We offer these tours to local and overseas clients.

Yes, for your convenience and safety, we recommend payments via bank transfer. ROPI also accepts payments via GCash. We are open to exploring using other online payment options upon request. We can issue a receipt electronically or courier physical receipts.

Vista Rosa Residential and Commercial

Vista Rosa is a mixed-use residential and commercial development. We offer two-bedroom townhomes in a secure, gated community. At the entrance of Vista Rosa, we offer street-facing shophouses. Shophouses are designed so that the ground floor can serve as a storefront while the top floor can be used as a residence.

In light of the eruption of Taal Volcano in 2020, we would like to assure our homeowners and potential homeowners that Vista Rosa is 14 km outside of the radius of the Taal Volcano danger zone. Historically, Barangay Soro-Soro has been a flood-free zone.

Vista Rosa has been designed for a balanced lifestyle. A clubhouse, a kiddie pool, a playground, and a basketball court are open for the use of all Vista Rosa residents. Vista Rosa amenities are open to all Vista Rosa residents, including residents of the shophouses.

Homes at Vista Rosa are available as bare (no partitions, no paint, unfinished flooring) or complete (with paint, partitions, tiles, vinyl flooring). Bare homes permit homeowners maximum design flexibility, while complete homes are immediately ready for living.

All shophouses are semi-complete, allowing maximum flexibility for both commercial and living spaces.

Vista Rosa electricity is provided by Meralco and water by Laguna Water. Currently, Converge services the area for internet, although other providers will be available soon. Residents are responsible for applying for Meralco, water, and internet services upon move-in.

Vista Rosa homes and shophouses are designed for affordability. Prices are variable depending on availability as well as the location and size of the home or shophouse. Some of our homes and our commercial units include dedicated parking slots. Street parking is subject to availability. All vehicles must have stickers for access to the site.

We ask potential homeowners to complete a Buyer’s Information Sheet and to settle the reservation fee. The reservation fee for a home is 10,000 pesos and for a shophouse 20,000 pesos.  We discuss detailed information about downpayment/equity and financing schedules throughout the purchasing process.

 

Monthly payments for the downpayment/equity begin a month after the initial reservation has been made and must be paid every month until fully paid.

Yes, absolutely.

Overseas workers or overseas Filipinos must complete a Special-Power-of-Attorney form to appoint a local representative who will then represent him or her throughout the process locally.

We accept cash payments and deferred cash payments, which means that potential homeowners finance their own homes at an agreed upon schedule. We are accredited with Pag-ibig/HDMF (for residential units only) and with various banking institutions.  We can also assist homeowners with loan applications at their bank of choice. A minimum downpayment or equity is required by most housing loan providers.

ROPI accepts cash, check (including PDCs), interbank transfers, and wire transfers. We have increased our ability to process payments online via GCash for your safety and convenience.

Discounts are available at specific periods including pre-selling and various sales. Please contact our sales team at salesandmarketing@royalepropertiesinc.com or your accredited real estate broker for available discounts.

All Vista Rosa residences are now ready-for occupancy. For homeowners who buy in cash, homes are ready for move-in upon full payment. For homeowners availing of loans, move-in takes place after the loans have been processed and taken-out.

 

All homeowners may inspect their homes prior to final turnover.

 

Shophouses will be available for move-in at the date specified in the reservation agreement.

 

We also advise that move-in facilitation incurs additional costs for the homeowner’s benefit that include housing association dues, utility fees, real estate tax, life insurance, mortgage redemption insurance, and other applicable fees.

 

We encourage people interested in opening storefronts to purchase a shophouse.

Yes, absolutely. But there is a process for construction changes that will be managed by the developer as well as the housing association of Vista Rosa.

For Our Brokers

We ask you to complete and fill out a signed accreditation form. ROPI asks you to submit accreditation requirement such as PRC License, PRC Certificate of Registration, HLURB ID, HLURB Certificate of Registration, two valid government-issued valid ids, BIR registration, and a company profile. We also require attendance at a Brokers’ Orientation. For your agents, we provide a distinct Product Knowledge Seminar. We are capable of hosting the Brokers’ Orientation and the Product Knowledge Seminar online.

Of course! ROPI considers our accredited brokers partners. Aside from seasonal sales incentives, we also support online marketing with cash and prizes.

Yes, we currently have one vehicle to help support clients and brokers with site visits on Saturdays between 10:00 am – 2:00 pm. We are currently building up our capacity. Please let us know if you need a tripping vehicle on another day and we can see about possible arrangements. Due to the current COVID-19 pandemic, we require advance planning and compliance with our safety measures for all persons making use of the company vehicle.
